Ocean Bay Punta Cana: A New Beachfront Chapter for Bávaro

There are places in Punta Cana where the Caribbean is the backdrop. At Ocean Bay, the idea is that the beach becomes the entire point of the stay.

Set along Bávaro Beach in Punta Cana, Ocean Bay Luxury Beach Residences is being developed as a beachfront condo-hotel combining private residences with hotel-style services. The project is planned around the idea of having the comforts of a private apartment while still being able to step into a managed resort environment with restaurants, pools, a beach club, spa and concierge services.

And there is an important new chapter to the story. In April 2026, Noval Properties announced a strategic partnership with Spanish hotel group Garden Hotels to operate Ocean Bay once the project is delivered. The development is expected to be delivered during 2026 and will operate under a condo-hotel model.

For Punta Cana, where the resort experience has traditionally been dominated by large all-inclusive properties, Ocean Bay represents a somewhat different proposition.

It is designed around space, beachfront living and the flexibility of a residence.

A Front-Row Position on Bávaro Beach

The setting is the first thing that draws you in.

Ocean Bay is being developed in the El Cortecito/Bávaro area of Punta Cana, directly on the beach. Dominican Republic tourism documentation lists the project as a 348-room tourist-residential development in the Bávaro-Cortecito area.

That beachfront position is central to the entire concept.

Rather than designing the property around a single enormous hotel building, the project is organized as a collection of residences and shared amenities, with ocean views, terraces and outdoor spaces built into the experience.

The idea is simple: wake up near the Caribbean, spend the morning at the beach or pool, have lunch without going far, and return to a residence that feels more like your own space than a conventional hotel room.

The Residence Concept

One of the most interesting aspects of Ocean Bay is that it is not simply being positioned as another hotel.

The residences range from one to three bedrooms, with open-plan living spaces and terraces. Some of the larger beachfront residences are designed with expansive ocean views, while penthouses can include private rooftop areas.

Current project information describes three-bedroom beachfront residences of approximately 248 square metres, two-bedroom residences around 132 square metres, and one-bedroom residences of approximately 83 square metres.

That is a very different scale from a typical hotel room.

The appeal is obvious for families, groups of friends or couples planning a longer stay. You have bedrooms, living and dining areas, a kitchen and outdoor space, rather than simply a bedroom with a minibar.

Some of the penthouses are planned with private rooftop terraces and plunge pools, creating another layer of privacy above the resort.

The Ocean View

Ocean Bay is, quite literally, designed around the view.

The project's beachfront residences are positioned to make the Caribbean visible from the living spaces and terraces, while other residences overlook the central pools and gardens.

There is something particularly appealing about that arrangement in Punta Cana.

The best moments here are likely to be the uncomplicated ones: opening the doors in the morning, walking onto the terrace with coffee, watching the palms move in the breeze and knowing that the beach is just beyond the property.

You do not need an itinerary.

The setting does most of the work.

Pools for Different Moods

The development is planned with several aquatic spaces rather than a single pool.

These include a pool with sea views, central pools surrounded by landscaped areas, private pools associated with some residences and a dedicated children's pool.

That variety should make the property work for different kinds of travelers.

The central pool can become the social heart of the development, while private pools give certain residences a quieter alternative.

And then, of course, there is the Caribbean itself.

Having both a resort pool and direct beach access means you can decide what kind of day you want without having to leave the property.

A Beach Club by the Caribbean

The planned amenities include a beach club and beach bar, giving Ocean Bay another place to spend the day beyond the residences and central pools.

This is where the property should feel most like Punta Cana.

Think barefoot mornings, salt water, fresh air and drinks by the beach rather than a schedule of organized resort activities.

The beach club is also part of the project's broader hotel-management offering, which is intended to bring hotel-style services to what is fundamentally a residential development.

Dining Without Leaving the Property

Food is another important part of the Ocean Bay concept.

The project plans to include a private restaurant, alongside its beach bar and other hospitality areas.

The intention is not simply to give residents somewhere to grab breakfast.

With Garden Hotels now set to operate the project, the dining experience will form part of the property's wider hospitality offering. The Spanish group brings more than 35 years of hotel-management experience, according to the announcement of the partnership.

That operational element is particularly significant for a condo-hotel.

The success of a residence-style resort depends on whether the hotel services feel as considered as the physical property. Reception, concierge, restaurants, housekeeping and guest services all have to work together so that owners and visitors can enjoy the independence of a residence without losing the convenience of a hotel.

Spa and Wellness

Ocean Bay is also planned with a spa and gym, adding another dimension to the beachfront lifestyle.

Wellness makes sense here.

Punta Cana naturally lends itself to slow mornings, swimming, beach walks and time outdoors. A spa gives guests another way to build relaxation into the stay, while a gym provides an option for those who want to maintain their routine.

The broader project also lists aquatic areas and VIP excursion services, suggesting that the experience is intended to extend beyond the property itself.

Family-Friendly by Design

Ocean Bay is being developed with families in mind as well.

The planned amenities include a children's pool and mini club, along with spacious multi-bedroom residences that give families considerably more room than a standard hotel accommodation.

This is one of the strongest arguments for the residence format.

With separate bedrooms and living areas, families can maintain different rhythms during a holiday. Parents can have their morning coffee on the terrace while children are still asleep, and everyone can regroup around the pool or beach later in the day.

It feels closer to having a holiday apartment with hotel services than booking adjoining hotel rooms.

The Convenience of Hotel Services

One of the project's selling points is that owners and guests are not expected to manage everything themselves.

The planned hotel-management services include reception and concierge, restaurants, beach club, spa, aquatic areas, VIP excursions and a mini club. There is also planned 24-hour security and concierge service.

That combination is what makes the condo-hotel model interesting.

You get the space and independence of a residence, but the property is intended to operate as a hospitality destination rather than as a collection of private apartments.

In April 2026, Noval Properties confirmed that Garden Hotels would take responsibility for the operation of Ocean Bay, making the hotel-management component an official part of the development's next stage.

Punta Cana Beyond the Resort

One of the advantages of Ocean Bay's location is that you are not isolated from Punta Cana.

Bávaro and El Cortecito put restaurants, shopping and local services within reach, while the wider Punta Cana area offers golf, excursions, nightlife and plenty of opportunities to get out on the water.

The project's own materials emphasize proximity to the airport, shopping centers and restaurants as part of the location's appeal. 

But the temptation will probably be to stay close to the water.

After all, that is why you come to this part of the Dominican Republic.

A Different Kind of Punta Cana Stay

What makes Ocean Bay interesting is that it sits somewhere between a private residence and a resort.

You can imagine a morning in a beachfront apartment, an afternoon by the pool, dinner at the property restaurant and a cocktail at the beach bar.

Or perhaps a week spent using the apartment as a base while exploring the Dominican Republic.

For owners, the condo-hotel model is designed to combine private ownership with professional hotel management. For guests, the attraction is simpler: more space, resort services and a beachfront setting without the conventional hotel-room format.

The Garden Hotels Chapter

The partnership with Garden Hotels gives Ocean Bay a particularly interesting next step.

Garden Hotels is a Spanish hospitality company with more than three decades of operating experience. Its involvement means the property is not simply being delivered as a residential development and then figuring out hospitality later. The announced strategy is to integrate hotel operations into the project from the beginning.

For future guests, the important part will be how that translates into the everyday experience: the welcome, the restaurants, housekeeping, concierge, beach service and wellness offering.

Those details will ultimately determine whether Ocean Bay feels like a collection of beautiful residences or a genuinely cohesive hospitality experience.

Ocean Bay is an interesting addition to the evolving Punta Cana landscape.

Its appeal is not based on having the biggest resort or the longest list of activities. Instead, it is about space, beachfront living and the freedom of a residence combined with hotel services.

The planned combination of ocean-view residences, private rooftops, multiple pools, a beach club, restaurants, spa, gym, children's facilities and concierge services gives the project a distinctly residential take on the Caribbean resort.

And the location is hard to argue with.

Bávaro Beach, warm Caribbean water, palms, terraces and the possibility of starting the day with nothing more complicated than a coffee overlooking the sea.

Ocean Bay is still in its development phase, so some elements of the finished guest experience remain to be seen. But with Garden Hotels now announced as the operator and delivery expected in 2026, the next chapter is beginning to take shape.

For travelers who prefer a little more room and privacy than a traditional hotel can offer, while still wanting the convenience of a professionally managed resort, Ocean Bay could offer a very different way to experience Punta Cana.
